Property and Cancellation Policies

In case of a cancellation, your deposit will be refunded with at least seven days' advance notice, minus a 10% Cancellation Fee.

  • All cancellations, regardless of timing, are subject to the 10% Cancellation Fee.Cancellations or No-Shows that occur within 72 hours of the reservation date are required to pay 100% of the reservation total.
  • There are no refunds for early departure. The placement of your deposit acknowledges acceptance of this policy, as well as all other rules and regulations.
  • There are no refunds, whole or in part, with less than 72 hours' notice. We will try to work with you depending on circumstances. The more notice, the better.
  • If within the 72-hour window but we are able to rebook the room, you will not be charged. We always keep a waitlist and will try to call people on our waitlist.



Terms and Conditions


1. Reservations & Deposits

  • Reservations can be made online or by calling (303) 697-9732.
  • A deposit equal to half the reservation total plus tax is required to confirm the booking.
  • For stays longer than three nights, we may arrange a smaller deposit during booking.
  • Deposits apply to lodging, business meetings, weddings, receptions, and other events.
  • Accepted payment: Visa and MasterCard. Debit card charges are processed immediately and authorizations may be held by your bank for up to 14 days.
  • If your card declines, your reservation will be automatically cancelled.
  • Advance reservations are highly recommended due to our limited number of cottages and rooms.


2. Additional Guests

  • Standard occupancy:
  • All cottages: 2 guests
  • Stone Street: 3 guests
  • Dino Den: 4 guests
  • Additional guests: $50 per person, per night. This includes a cot with memory foam mattress, linens, robe, breakfast, and complimentary shuttle to/from shows.
  • All overnight guests must be declared at check-in. Unregistered guests will incur a $50 per night charge.


3. Arrival & Departure

  • Check-in: 3:00 PM
  • Check-out: 11:00 AM
  • Early check-in or late check-out at 1:30 PM available for $30 (limited to 3 per day, advance approval required).
  • Late arrivals (after 8 PM) must call the day of arrival for self-check-in instructions. Remaining balance must be processed before access is provided.


4. Following Checkout

  • Cottages and rooms are inspected and inventoried after each stay.
  • Damages, missing items, or excessive cleaning will be charged to the card on file.
  • Replacement costs for linens, towels, or other items will be charged based on the item’s current value.
  • We provide high-quality linens and towels. If you need towels for floors or pets, please request older towels to avoid charges.
  • Unreasonable wear and tear or cleanup beyond normal housekeeping may be billed at an hourly rate.
  • Lost and found items can be mailed upon request; shipping costs are the guest’s responsibility.


5. Keys

  • Keys must be returned to the front desk at check-out.
  • If leaving before 7:30 AM, leave the key inside the room and notify us.
  • Lost or unreturned keys will result in a $50 lock replacement fee.


6. Parking

  • Complimentary parking is included.
  • Limit: 2 vehicles per cottage. Additional vehicles: $25/day each.
  • Unregistered vehicles may be ticketed or towed at the owner’s expense.
  • Sleeping in vehicles on the property is prohibited.


7. Smoking

  • Cannabis-friendly in designated outdoor areas only.
  • No smoking inside cottages. Evidence of indoor smoking will result in a $250 deep-cleaning fee.


8. Illegal Substances

  • The possession or use of illegal substances is prohibited.
  • Guests must comply with all Colorado State laws.
  • No tanks or prohibited equipment allowed. Violations may result in fines and eviction without refund.


9. Guest Conduct

  • We reserve the right to refuse service or evict guests acting in a threatening, abusive, or disruptive manner.
  • All guests must comply with federal, state, and local laws, as well as property rules.
  • Disrespectful behavior toward staff or other guests may result in eviction without refund.


10. Hot Tub Rules

  • Rinse before use; bathing suits only (no street clothing).
  • No glass in or around hot tubs.
  • Broken glass or foreign objects will result in cleaning and repair charges.
  • Children under 16 must be supervised.
  • Extra cleaning due to negligence may result in fees between $75–$250, depending on time and materials required.


11. Pets

  • Dogs only – $30 non-refundable pet fee per stay.
  • Pet accidents or damage: $150 cleaning fee.
  • Guests must clean up after pets; a designated dog waste bin is located across from the main lodge.
  • Disruptive pets may result in eviction without refund.
  • Cliff House Lodge assumes no responsibility for guest pets.


SMS and Text Messaging Policy

We use a guest messaging platform to communicate with you regarding your stay. By providing your phone number during the booking process, you consent to receive text messages from the property.


Purpose: Text messaging may be used to send check-in instructions, access information, room readiness updates, and to respond to your requests during your stay.


Opt-Out: You may opt out of receiving text messages at any time by replying STOP to any message you receive. You will receive a final confirmation message, after which no further SMS messages will be sent.


Help: If you experience issues or need assistance, you may reply HELP or contact the front desk directly.


Privacy of Mobile Data: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.
